How to Choose a Furnished Apartment in Medellín: Checklist Before Booking

· Nook Cool Living

To choose a furnished apartment in Medellín, do not rely on attractive photos alone. Before booking, confirm the exact unit, total price, included services, WiFi quality, real location, house rules and cancellation policy in writing. When a host answers clearly and can show evidence for what they promise, you are on the right track.

This guide brings together the questions we find most useful after helping guests with stays of a few days, several weeks and multiple months at Nook Cool Living. You can use it to evaluate any accommodation in Medellín, including ours.

What should you check before booking a furnished apartment?

Start with the details that can affect your routine or budget. A beautiful coffee maker is a nice extra; unstable internet, a surprise charge or a vaguely described location can change your entire trip.

ItemWhat to askEvidence to request
Exact unitDo these photos show the apartment I will receive? The unit name or number and a link to its listing.
Total priceHow much will I pay for the entire stay?A quote separating taxes, cleaning, deposit and extras.
CapacityHow many actual beds and bathrooms are there?A written layout, not only the maximum guest count.
WiFiIs it private or shared? Is there a recent test?A speed test completed inside the unit.
KitchenIs it a full kitchen or kitchenette? What cookware is included?Current photos and a list of appliances and utensils.
LocationWhat is the address or a verifiable map point?A Google Maps link and the route to your usual transportation.
AccessHow does check-in work if I arrive late?Arrival hours, instructions and an incident contact.
SecurityHow do entry and common areas work?A specific description of access, staff and building measures.
ServicesWhat is included and what costs extra?A list covering laundry, cleaning, parking and utilities.
PoliciesWhat happens if I cancel, change dates or leave early?A policy you can read before paying.
RegistrationWho provides the service and how can I contact them?Provider details and a searchable National Tourism Registry entry.
SupportWho do I contact during my stay, and when?A support channel and an emergency procedure.

Not every trip has the same requirements. Mark three or four items as non-negotiable for your situation, then use the rest to compare each option on equal terms.

How can you tell whether the photos show what you will actually receive?

Check that the listing identifies a specific unit. In a building with several studios, layouts, views, kitchen sizes, bed counts and workspaces may differ even when every photo belongs to the same property.

Look for images of four areas: the entire sleeping space, the bathroom, the kitchen and the entrance. Detail shots help you understand the style, but they do not replace a wide view. If something is essential —a desk, air conditioning, a washer or a balcony, for example— ask for written confirmation that it is inside your unit.

An honest answer may also be, “that unit does not include it.” Knowing that before you book is far more useful than discovering it when you arrive.

What should the final quote include?

Ask for one total amount based on your exact dates and guest count. At a minimum, the quote should clarify:

  • The accommodation cost for the full stay.
  • Applicable taxes.
  • Whether cleaning is included or charged separately.
  • The security deposit and its refund conditions.
  • Extra charges for additional guests, pets, parking or special arrival times.
  • Currency, payment method and the deadline for holding the reservation.

Colombia’s Superintendence of Industry and Commerce states that tourism service prices must be communicated as final and complete, including taxes and charges that affect the amount due. That is why you should compare totals rather than an appealing “per night” rate.

Before transferring money, confirm who you are paying and keep the quote, payment receipt and conversation where the terms were recorded.

How should you evaluate WiFi for work or study?

“WiFi included” confirms that a connection exists, but it does not describe how it performs during a video call. If you depend on internet access, ask about download and upload speeds, stability and coverage in the area where you plan to work.

A recent screenshot from a test completed inside the unit is more useful than a building-wide number. You should also ask:

  • Whether the network is private to the unit or shared.
  • Where the router is located in relation to the desk.
  • Whether one area of the apartment has a stronger signal.
  • What support is available if the connection fails.
  • Whether your mobile plan has enough coverage to serve as a backup.

There is no universal speed that guarantees a good experience. Your needs change depending on the number of connected people and whether you use email, video calls or large file transfers. Tell the host what you will be doing and ask for a specific answer.

Does “equipped kitchen” mean the same thing everywhere?

No. “Equipped kitchen” may describe anything from a kitchenette with a minibar and microwave to a full kitchen with a large refrigerator, stovetop and cookware for several people.

If you plan to cook regularly, confirm what you will actually use: cooking surface, refrigerator, microwave, coffee maker, pots, frying pan, knives, plates, glasses and cutlery. For a longer stay, it also matters to know where you can buy groceries and whether the building has laundry facilities or the unit has a washer.

At Nook, studios may have an equipped kitchen or kitchenette depending on the unit, while lofts and larger apartments have different configurations. Our website therefore separates the available apartment types from amenities and service information. The exact unit listing should always take precedence over a general description.

How can you check whether the location truly works for you?

The best location is not always the most famous neighborhood. It is the one that makes your own trip easier. Open the exact point on a map and test three routes you will actually use: your workplace or main event, a grocery store and public transportation.

Check the route at different times and do not settle for the word “nearby.” A short distance on a map can feel very different with luggage, rain, hills or after dark. If you do not know the city, ask which route the host recommends and compare it with official information.

Nook is in Prado Centro and uses Hospital Metro station as its main transportation reference. You can review Nook’s location and map, read our guide to getting around Medellín using the Metro, and check the network directly with the Medellín Metro.

What should you ask about security and access?

No responsible accommodation should promise that a city or neighborhood is entirely free of risk. A useful answer explains how entry works, what to expect in common areas and which precautions the host recommends, without selling impossible certainty.

Ask who can enter the building, how you receive a key or code, what happens if access fails and whom you can contact outside regular hours. Also confirm whether there is a staffed front desk: “24/7 self check-in” does not necessarily mean “24/7 reception.”

At Nook, the building uses smart locks and instructions are sent before arrival. The website also lists an elevator and waiting area. Access codes should never appear in a public photo or be shared with anyone who is not part of the reservation.

How can you verify that the accommodation is formally registered?

Identify the provider, review their contact channels and find a clear policy before paying. In Colombia, registration in the National Tourism Registry is required for tourism accommodation providers, and the information is public. You can check it through the official RNT search maintained by Colombia’s Ministry of Commerce, Industry and Tourism.

Registration does not replace your review of photos, conditions or reputation, but it is a basic check. If you book through a platform, also make sure the accommodation name, payment recipient and conditions remain consistent throughout the process.

What changes for a stay of a few days, a week or a month?

LengthWhat matters mostKey question
A few daysLocation, easy access and arrival policy. Can I enter without complications at my expected time?
One weekA functional kitchen, towel changes and laundry.Which utilities and services are included?
One month or moreWiFi, workspace, storage, cleaning and total cost. What changes in price and services for a long stay?
Group or familyActual beds, bathrooms, privacy and visitor rules.Does the layout work for everyone, not only the maximum occupancy?

For stays of several weeks or months, also check whether water, electricity, gas and internet are included and whether consumption limits apply. At Nook, those utilities, welcome cleaning, bed linens, towels and basic kitchen items are listed as included. Weekly cleaning for longer stays may carry an extra charge. Confirm the current conditions for your dates in the stay policies.

How do we apply this checklist at Nook Cool Living?

Nook is a boutique apart-hotel with 23 units in Prado Centro. It includes studios, lofts, two-bedroom apartments and a three-bedroom apartment, and they do not all have the same layout or capacity. When checking availability, share your dates, guest count and every non-negotiable need, such as parking, a workspace, multiple bedrooms or pet-friendly accommodation.

With that information, we can explain which units are available and what each one includes. Parking is limited and costs extra. Laundry, additional cleaning and some special arrival or departure times also require confirmation of availability or price. We prefer to clarify those details before you book.

If you want to compare specific options, start with our furnished apartments for longer stays in Medellín, then message us on WhatsApp with your checklist. We will answer based on the actual unit and dates rather than a generic promise.

A short checklist you can copy and send

  • Number and type of beds and bathrooms.
  • The kitchen equipment I need.
  • Confirmed WiFi and workspace.
  • Address or exact point on the map.
  • Check-in method and support channel.
  • Total price including taxes, deposit and extras.
  • Cancellation and change policy.
  • National Tourism Registry entry checked.

Frequently asked questions about furnished apartments in Medellín

What does a furnished apartment normally include?

At a minimum, it should include furniture for sleeping and using the space, a bathroom and every item described in the booking. Kitchens, air conditioning, washers, desks and cleaning services vary considerably, so confirm the exact unit’s list.

Is it better to book directly or through a platform?

Either can work. A platform centralizes payment and rules, while a direct booking can make communication with the accommodation easier. In both cases, verify identity, total price, policies, proof of payment and the support channel before confirming.

How can I tell whether a monthly price is a good deal?

Divide the final amount by the number of nights only after adding taxes, cleaning, non-refundable charges and additional services. Also compare what you might save or spend on cooking, laundry and transportation from each location.

Do I need to pay a security deposit?

It depends on the accommodation. Ask for the amount, payment method, what damage it covers, how the initial condition is documented and when it will be returned. Nook requires a refundable deposit subject to inspection, and the applicable conditions should be confirmed when booking.

How can I verify that I can work from the apartment?

Request a photo of the workspace and a recent speed test taken inside the unit. Confirm power outlets, chair, lighting, WiFi coverage and the support channel for outages.

What should I confirm if I arrive at night?

Verify the entry method, when you will receive instructions, who handles access problems and which route the accommodation recommends from your arrival point. Do not assume that self check-in means a staffed front desk.
